Foreign clients and expats

A foreign client is not just another client.

It is a different process, with different rules. I know them, and I prepare the right documents for your case with you.

What banks look at

Tax residence, not nationality.

Tax residence

Where you live and pay taxes matters more than your passport.

Income origin and stability

Portuguese contract, foreign income or self-employment: each has its own rules.

Residence permit

With a temporary permit a mortgage is possible, with stricter criteria.

Financing

Residents can get up to 90% for their main home. Non-residents usually get less.

Documents by profile

What is your situation?

Choose your profile to see the documents banks usually ask for.

Resident in Portugal

You live and pay taxes in Portugal, with a residence permit or an EU registration certificate.

Usual documents
  • Passport and residence permit (or EU citizen registration certificate)
  • Portuguese tax number (NIF) and social security number
  • Employment contract and last 3 payslips
  • Portuguese tax return (IRS) and assessment note
  • Banco de Portugal credit report (mapa de responsabilidades)
  • Bank statements for the last 3 to 6 months
What to expect

You can access the same conditions as a Portuguese client, including the public guarantee for up to 100% financing if you are 35 or younger.

Assess my case

Non-resident

You live and pay taxes in another country and want to buy a home in Portugal.

Usual documents
  • Valid passport
  • Portuguese tax number (NIF), with a tax representative or electronic notifications, as applicable
  • Tax return from your country of residence
  • Proof of income (payslips or employer statement)
  • Bank statements for the last 6 months
  • Credit report from your country, where available
  • Certified translations for documents not in Portuguese or English
What to expect

The property is usually treated as a second home, with lower financing and a larger down payment.

Assess my case

Temporary permit

You live in Portugal with a temporary residence permit.

Usual documents
  • Passport and valid residence permit
  • NIF and social security number
  • Employment contract (ideally permanent) and payslips
  • Portuguese tax return, if available
  • Recent bank statements
  • Co-applicant or guarantor details, if any
What to expect

Banks look at the permit’s validity and job stability. A co-applicant or a larger down payment improves your chances.

Assess my case

Portuguese abroad

You are Portuguese and work in another country.

Usual documents
  • Portuguese citizen card
  • Employment contract and payslips from your country of work
  • Tax return from your country of residence
  • Bank statements for the last 6 months
  • Portuguese NIF with your foreign address updated
  • Certified translations, if needed
What to expect

Some banks have specific conditions for emigrants. I handle the process remotely; you only need to come for the deed, or sign by power of attorney.

Assess my case

Different borders.
The same care.

I explain every step calmly, help you gather and translate documents, and follow your case until the deed, whether you are in Portugal or abroad.

Frequently asked questions

What clients ask me most.

Do my documents need to be translated?

Documents in languages the bank does not accept need a certified translation. I tell you exactly which ones before you spend money on translations.

Do I need a Portuguese tax number (NIF)?

Yes. Non-residents can get one with a tax representative or by opting into electronic notifications, depending on the case.

Can I get a mortgage with a temporary residence permit?

Yes, it is possible. The permit’s validity, your type of contract and a possible co-applicant make the difference.

Can I sign the deed from abroad?

Yes, by power of attorney. Many of my clients only come to Portugal once the house is theirs.
